Condominium Guidelines

So that we can all enjoy the wonderful Lakeside Village, please ensure that you and your guests follow these simple guidelines.

Lakeside Village is a beautiful place and we all have a responsibility to maintain the look and feel of our village: - Laundry and towels must not be visible to your neighbours e.g. you may not hang beach towels over balconies, etc. 

- Do not discard litter anywhere in the village 

With regard to maintenance of properties, Annex VI 3b of the regulations states that the noise caused by construction works (internally and externally) is only permitted between 9.00am and 6.00pm from Monday to Friday.  In addition work cannot take place during holiday periods, notably between July and September and during the periods of school holidays (especially the fortnights over Christmas & New Year and Easter). As a courtesy to our neighbours our condominium rules require owners to advise the Board and hence their neighbours of planned refurbishment work 30 days before the work is due to commence.

If you can’t come to agreement with the Owner/builders responsible for the noise or if the noise persists, the first point of escalation is to JPP (see below).  Should they be unavailable then please refer the matter to Vigiquinta (see website for contact number)  The final point of escalation is to GNR.  Above all, we ask that we are all respectful and understanding of our neighbours.

Lakesiders take pride in the safe and peaceful atmosphere of the Village. Please note that excessive noise is not allowed at any time and the period midnight to 08:00 is a quiet time throughout the Village. 

Please park in designated parking spaces only.  You may not park on the calcada, pavement or on dangerous bends. 

Recycling bins are located on Av. dos Pinheiros by Lakeside Country Club. Please ensure that you place items in the correct bin:

- Green for glass

- Blue for paper

- Yellow for plastic & metal

- Black or grey for general household refuse

Refuse is collected daily from the general waste bins situated on the roadsides outside the apartment blocks. Refuse is collected from outside villas every day with the exception of Sunday and public holidays 

The village is protected by 24 hour monitored CCTV cameras.

Please observe the rules that are posted by each pool.

Please note the following:

• ​The pools have no lifeguards and so children must be supervised at all times
• Always shower prior to using the pools
• No diving, running, jumping in the pools
• No cycling in the vicinity of the pools 
• No glass items are permitted in the vicinity of the pools
• Avoid excessive noise
• Poolside furniture (sunbeds, tables and parasols) must not be removed from the pool areas or taken to private properties
• Please do not move the parasols are heavy by design and prone to damage when dragged around. They should always be taken down in the wind and at the end of the day

Lakeside Village Condominium owners and their guests have free use of the tennis courts opposite the apartments generally from 08:00 to 20:00 everyday, although times may vary during the year.    

Tennis courts may be booked for private use up to 3 days in advance and may be booked by contacting Lakeside Country Club by phone
